Common Pest Problems in West London

If you’ve discovered pests in your property, you’re not alone. Pest problems are very common across West London and can affect any home or business, regardless of cleanliness or how well it’s looked after.

Most of the pest control work we carry out involves rodents, particularly rats and mice. This is mainly due to shared buildings, drainage systems, nearby works and seasonal changes — all of which make it easy for rodents to get inside.

Alongside rodents, we also deal with a wide range of other pests, including ants, wasps, flies, cockroaches, bed bugs, silverfish, beetles and pigeon-related issues. These problems are often caused by factors outside your control and don’t reflect poor hygiene.

Our role is to listen, reassure and deal with the problem discreetly and effectively, so you can get back to normal as quickly as possible.

What Happens When You Call Us

Every pest problem is different, and every job is dealt with in a bespoke manner. We don’t believe in one-size-fits-all treatments. That said, this is what generally happens when you contact us:

1) Your call is handled properly from the start
You’ll first speak to our office team, who take your details and make sure everything is logged correctly.

2) You speak directly to a senior pest control expert
Your enquiry is then passed to either Alison, our senior pest control expert, or Sean, the company owner. This means your problem is discussed with someone experienced who understands pest behaviour and treatment options, not a call handler reading from a script.

3) We take time to understand your situation
We listen carefully, ask the right questions, and explain what’s likely going on based on what you’re seeing.

4) Your treatment plan is explained clearly
Most pest control services are carried out over multiple visits to ensure the problem is dealt with properly. We’ll explain what’s involved, why follow-up visits matter, and what to expect at each stage.

5) An allocated arrival time is booked
We book a clear time slot for arrival to minimise disruption to your day. You won’t be left waiting around wondering when someone will turn up.We make it clear which of our technicians will be attending your job, so you know exactly who to expect on the day.

6) Professional treatment with full reporting
Treatments are carried out using approved methods. After each visit, you’ll receive a digital treatment report along with any relevant health and safety information.

8) Simple, flexible payment options
You can pay at the time of booking, in person during the visit by cash, card machine or cheque, or by digital invoice once issued — whatever works best for you.

9) Clear advice before we leave
We explain what’s been done, what to expect next, and any practical steps you can take to help reduce the risk of future issues.

Throughout the process, we work discreetly, professionally, and with full respect for your home or business.

We’re a close-knit, experienced team who take real pride in the work we do. From your first call through to the final visit, you’ll be dealing with people who genuinely care about getting the job done properly.

Sean Banks – Company Owner

I’m Sean, the owner of Pestforce Pest Control West London, which I’ve been running since 2015. Alongside pest control, I’ve spent 25 years working in the Fire and Rescue Service across the West London area. I’ve always had a passion for helping people, especially in times of real need, and that same mindset runs through everything we do as a business. Outside of work, I’m a proud husband to my beautiful wife and dad to three daughters. Family holidays are really important to us. I’m keen on fitness and wellbeing, and I also enjoy cooking and trying out new recipes when I get the chance.

Alison Bore – Senior Technician & Technical Advisor

I’m Alison, the senior pest control expert and technical advisor here at Pestforce West London. I joined the company in 2019, initially working as a technician before being promoted into my current role. I’m proud to be one of very few female pest controllers in the country. Before pest control, I worked as a school teacher, which helps massively when it comes to explaining things clearly and reassuring customers. I now handle most new enquiries and provide technical advice, making sure people feel confident from the very first call. I have two grown-up daughters and recently got married. Outside of work, I enjoy 1940s history re-enactments, a glass of wine at the weekend, and spending time with my family. I also help care for my elderly mum and share my home with my cat.

Tomasz – Lead Technician

I’m Tomasz, the lead technician. I joined the team last year and originally come from Poland. I trained in pest control with Rentokill, which gave me a strong grounding in professional and responsible pest management. I love my job and the challenges presented to me on a daily. No day is the same and every problem is unique.  The role is very active and keeps me fit. I live in Carlshalton with my wife. I have three daughters who are of course very special to me and I love spending time with.

Gary Dunn – Pest Control Technician

I’m Gary, and I’ve been working in pest control for over 10 years. I joined Pestforce Pest Control West London more than six years ago and have built up a lot of experience across both domestic and commercial work. I live in Sutton and I’m a keen QPR supporter. Outside of work, I enjoy going to the gym and heading to the cinema when I get the chance.

Jay Miller – Pest Control Technician

I’m Jay, and I’ve been working in pest control for around 10 years. I’ve been with Pestforce Pest Control West London for three years and carry out a wide range of pest control work across homes and businesses. I grew up in London and know the area very well, which really helps when dealing with different property types and pest issues. I’ve got a young family with two daughters. Outside of work, I love music and in a past life I was a DJ, which I still really enjoy.

Bryan Wellington – Pest Control Technician

I’m Bryan, and I’ve been working in pest control for over 20 years, including time with some large pest control companies across London. I’ve recently joined Pestforce Pest Control West London and I’m delighted to be working for a smaller, local company that’s genuinely focused on customers. I live in Greenford and take a very methodical approach to my work, always looking to identify the root cause and get the right long-term solution. I’ve got a big family and regularly visit Jamaica to see relatives. In my free time, I travel everywhere by bike and enjoy being out and about.

Alan Bell – Pest Control Technician

I’m Alan, and I’ve had an interest in pest control since I was young. I took it up as a career three years ago and quickly found I was fascinated by the industry. I enjoy thinking outside the box and coming up with innovative solutions to more complex pest problems. I live in Croydon and have one daughter, who I love spending as much time with as possible.

Kelly – Accounts Manager

I’m Kelly, and I’ve worked with Pestforce Pest Control West London for nearly 10 years. I’m Sean’s sister-in-law and play a central role in the day-to-day running of the business. I look after customer accounts, support the technicians throughout their working day, and act as PA to Sean. I know how the business works inside out and have fully embraced what we stand for — finding the right solution and always putting the customer first. Outside of work, I love spending time with family and I’m a big dog lover.

  • Rodent control (rats, mice, squirrels)
  • Ant control
  • Wasp nest removal
  • Fly control
  • Cockroach control
  • Bed bug treatment
  • Silverfish and crawling insect control
  • Beetle control
  • Pigeon and bird-related pest control

Every service is tailored to the pest involved and the property itself, using professional, approved methods and an integrated pest management approach.

Rodent Control in West London

Rodent problems are the most common reason people contact us in West London. Rats, mice and grey squirrels are highly adaptable and can enter properties quietly, even when everything looks clean and well maintained.

Because of how rodents behave and breed, effective rodent control is almost always carried out over multiple visits. One-off treatments rarely achieve a full resolution. Our focus is on dealing with the problem properly, not offering short-term fixes.

Our Rodent Control Process in West London

Every rodent problem is different, but in most cases a structured, multi-visit approach is needed to achieve a full and lasting resolution.

Our rodent control process in West London typically includes:

  • An initial inspection to confirm the type of rodent and level of activity
  • Identifying access points, harbourage areas and contributing factors
  • A tailored treatment plan designed to work over a series of visits
  • Follow-up visits to monitor progress and adjust treatment where needed
  • Practical advice to help reduce the risk of re-entry
  • Digital treatment reports and health and safety documentation after each visit

We’ll always explain why multiple visits are required, what’s happening at each stage, and what you should expect between visits. This staged approach gives the best chance of resolving rodent problems properly.

Rat Control in West London

Rat control is one of the most common services we provide. Across West London, rat activity is very often linked to drainage related issues such as damaged, defective or redundant drainage connections. Other common issues relate to gardens, basements, extensions and shared structures between properties.

In many cases, visible rat activity inside a home or business is only a symptom of a wider issue connected to the drainage system or surrounding environment. Simply treating what you can see is rarely enough.

Our approach to rat control in West London is based on root cause analysis. We focus on understanding where rats are coming from, why they’re there, and how they’re gaining access to the property.

In most cases, effective rat control requires a three-visit riddance treatment. This allows us to assess activity, apply targeted control measures, monitor progress, and make adjustments where needed to achieve a proper resolution.

Our rat control service focuses on:

  • Identifying the source of the infestation which may include drainage related problems or other structural ingress points
  • Carrying out a clear root cause assessment rather than surface-level treatment
  • Reducing activity safely and effectively over a structured series of visits
  • Assessing access points and advising on proofing and preventative measures
  • Helping reduce the risk of repeat problems wherever possible

Where drainage-related issues are identified, we’ll explain this clearly and talk you through the best next steps as part of a long-term solution.

Mouse Control in West London

Mouse problems are very common across West London and can affect both homes and businesses. Because mice are small and highly adaptable, they can enter properties through very small gaps and often go unnoticed until activity becomes established.

In many cases, mouse activity is found in kitchens, cupboards, lofts, wall voids and storage areas. What customers see is often only part of the problem, as mice tend to nest out of sight and move around a property freely.

Our approach to mouse control in West London is based on careful assessment and root cause analysis. We focus on understanding how mice are entering the property, where they are nesting, and what’s allowing the activity to continue.

In most cases, effective mouse control is carried out over multiple visits. This allows us to monitor activity levels, adjust treatment where needed, and make sure the infestation is fully resolved rather than temporarily reduced.

Our mouse control service in West London focuses on:

  • Identifying nesting, feeding and movement areas
  • Assessing access points, including very small gaps and structural weaknesses
  • Applying targeted, professional treatments over a structured series of visits
  • Monitoring activity and making adjustments where required
  • Providing practical advice on proofing and prevention
  • Helping reduce the risk of repeat issues

Because mice breed quickly, early professional intervention makes a big difference. We always explain what’s happening, what to expect between visits, and how long the process is likely to take.

All work is carried out discreetly, with digital treatment reports and health and safety documentation provided after each visit.

Grey Squirrel Control in West London

Grey squirrels can cause serious damage if they gain access to lofts, roof spaces or commercial buildings. They are persistent and capable of causing damage to insulation, woodwork and electrical wiring.

Squirrel problems require a carefully planned and compliant approach. We focus on identifying access points, dealing with activity responsibly, and advising on preventative measures to protect the property long term.

Rodent Control FAQs – West London

Why do rodent problems keep coming back? Rodents often have multiple access points. If the root cause isn’t identified and follow-up visits aren’t carried out, activity can return. In addition, rodents are capable of creating new entry points through most common materials. Rodents breeding cycles happen very quickly and re-infestations are possible.

Is it normal to need more than one visit? Yes. Rodent control is almost always a multi-visit process. In many cases, a three-visit riddance treatment is required to achieve a full resolution.

How long does rodent control usually take? Timescales vary depending on the type of rodent, access points and level of activity. As a realistic expectation most rodent infestations will take a minimum of 14 days to resolve. We explain likely outcomes from the start and keep you informed throughout.

Will you help prevent the problem coming back? Where possible, we identify how rodents are gaining access and provide practical advice to reduce the risk of re-entry. We are long-term solution focused company.

Does having rodents mean there’s something wrong with my property? Not necessarily. Rodent problems are very common across West London and are often linked to drainage, shared buildings, nearby works or seasonal changes.

Commercial Pest Control Services in West London

We provide professional commercial pest control services across West London for a wide range of businesses and organisations. While many companies push long, restrictive pest control contracts, we do things differently.

Instead of tying clients into fixed-term contracts, we offer flexible Service Level Agreements (SLAs). These give you consistent, professional pest control without being locked into something that no longer suits your business.

We currently manage 100+ commercial sites on service level agreements across West London, supporting businesses that need reliable pest control delivered properly and consistently.

Pest Control Contracts Without Long Tie-Ins

We understand that businesses change. Premises expand, operations shift, and requirements evolve. That’s why our service level agreements are designed to give you control and flexibility.

With our SLAs:

  • There is no minimum term contractual tie-in
  • You can review, amend or cancel your agreement with notice on a quarterly basis
  • Services can be adjusted as your business needs change

We don’t lock clients in because we believe contracts should be earned through consistent service, not enforced through paperwork. Our focus is on delivering a standard of pest control that makes you want to stay with us.

Commercial Sectors We Work With

We provide pest control contracts and service level agreements for a wide range of commercial and public-facing sites across West London, including:

  • Restaurants and food premises
  • Hotels and hospitality venues
  • Housing associations
  • Managing agents
  • Landlords and property portfolios
  • Offices and commercial buildings
  • Parks and open spaces

All work is carried out discreetly and professionally, with full reporting and compliance in mind.

What’s Included in Our Service Level Agreements

Our commercial pest control SLAs are typically geared around rodent control and crawling insect monitoring, as these are the most common ongoing risks for commercial sites.

A standard service level agreement usually includes:

  • Regular monitoring visits, typically 8–12 visits per year
  • Visits scheduled on a 4–6 week cycle
  • Ongoing rodent monitoring and control
  • Crawling insect monitoring and treatment where required
  • Digital treatment reports after each visit
  • Health and safety documentation for compliance records
  • Clear communication and practical advice throughout

The exact structure of your SLA is tailored to your site, risk level, and operational requirements.

Why Businesses Choose Us

Businesses across West London choose us because we combine:

  • Consistent, professional service
  • Clear reporting and accountability (digital service folders)
  • Flexible agreements with no long-term lock-in
  • A proactive, preventative approach to pest control

We see ourselves as a long-term partner, not just a contractor.
